QUEENSLAND INVESTMENT OWNER FAQs
Useful answers for investment property owners.
Practical information to help you plan rental income, care for your property and understand your responsibilities as a Queensland landlord.
Rental income and property standards
When can I increase the rent?
For most Queensland residential rentals, at least 12 months must pass between rent increases for the property, even if the tenant, owner or agent changes. Check the last increase date, the agreement terms and the notice requirements before setting a new rent. Keep records of the last increase.
What standards must my rental property meet?
Minimum housing standards apply at the start of the tenancy and throughout it. Your property must be safe, secure and functional, including sound structure, working locks, appropriate privacy coverings and adequate plumbing. Arrange a check before leasing and address maintenance promptly.
Maintenance and running costs
How should repairs be managed?
Owners and property managers must arrange repairs within a reasonable timeframe. Emergency repairs need prompt attention. Agree repair authorisations and emergency contacts with your manager, keep records, and communicate any delays to the tenant. Proactive maintenance helps reduce avoidable disruption.
Can I pass water usage charges on to my tenant?
Full water consumption charges can generally be passed on when the property is individually metered, water efficient and the tenancy agreement requires the tenant to pay. Fixed water access and sewerage charges remain the owner’s responsibility. Provide the tenant with a copy of the bill within four weeks of receiving it.

Residential Building Management Relief on the Gold Coast
Reliable cover for residential building managers who need time away. RC Realty provides planned leave cover, temporary support and practical on-site assistance for residential buildings on the Gold Coast. Speak with Chris about the duties you need covered, so you can take a break with a clear handover in place.
Cover can include agreed day-to-day building duties, physical tasks and coordination with residents and contractors. After-hours cover from 6:00 pm to 7:59 am is available by arrangement. Before cover begins, we agree the tasks, hours, access, reporting and escalation arrangements, so everyone knows what is included and how to get in touch.
Building management relief is a separate service from managing an individual rental investment. Lease dispute management and rental property financial administration are outside the standard relief scope. Any additional services must be discussed and agreed separately, with potential conflicts of interest considered before work begins.
