How much rent could my property achieve?

A considered rental market review looks at comparable local properties, current tenant demand, the property’s condition, features, presentation and campaign timing. RC Realty will provide a considered market range and explain the factors behind it.

Can I change property managers?

Yes. Check your current Property Occupations Form 6 and attached terms for the exact details. For a continuing property-management appointment, either party can generally end the appointment with at least 30 days’ written notice, unless both parties agree in writing to an earlier date. RC Realty can coordinate a clear, orderly handover.

Will changing property managers affect the tenancy?

No. The tenancy continues. The outgoing and incoming managers coordinate the transfer of the file, keys, records and funds. The RTA is notified using the Change of property manager/owner form, and the tenant receives the new management and rent-payment details.

What should I look for in a property manager?

Look for responsive communication, strong local rental knowledge, careful tenant selection, proactive arrears and maintenance processes, accurate reporting, regular inspections and a practical understanding of Queensland tenancy law.

How are tenants selected?

Applications should be assessed consistently using relevant information such as identity, rental history, references and capacity to meet the tenancy obligations. RC Realty focuses on a careful, compliant process that protects your property while treating applicants fairly and respectfully.

How often can routine inspections be completed?

In Queensland, routine inspections generally cannot be carried out more than once every three months unless the tenant agrees in writing. At least seven days’ notice must be given using an Entry notice. Inspection findings should then be clearly reported to the owner.

How are repairs and maintenance handled?

Tenants should report repair needs promptly. Routine repairs must be addressed within a reasonable timeframe, while legislatively defined emergency repairs require prompt action. A good management plan includes clear spending authority, reliable trades and regular owner updates.

How often can the rent be increased?

For most Queensland residential tenancies, rent cannot be increased unless at least 12 months have passed since the current rent became payable for the premises. The correct notice and agreement requirements must also be followed.

How is the rental bond handled?

For a general Queensland tenancy, the bond is capped at four weeks’ rent and must be lodged with the RTA within 10 days of receipt. When management changes, the bond remains with the RTA and the managing-party details are updated during the handover.
